Magnolia Villas Construction Update

We believe in making a beautiful first impression, and now that construction is complete on Magnolia Villas at Sharon Towers, we’re ready to make an impression on you.

The three-story brick villa, which features 18 spacious apartment homes, is already filled with residents who are thrilled with amenities that include open floor plans and elevated, private balconies. The building is conveniently situated within a short walking distance from the original Sharon Towers, the newly renovated hub of our close-knit community.

There’s still opportunity to enjoy the comforts and independence of Magnolia Villas. A second villa is under construction nearby, with framing nearing completion. A limited number of homes in Villa II are available to reserve now. Here’s a peek at the first Magnolia Villas building as the outside gets finishing touches – including completion of all exterior painting. On the inside, doors have been hung and crown and base molding have been installed. Currently, cabinets are going in and Gyp-Crete® has been poured as tile flooring is being laid. It’s an exciting time with lots of activity as the villas really start to look like homes!

The first Magnolia Villas building is really starting to look like home. With the shingle roof complete, nearly all the windows in, electrical boxes installed, insulation in process and brick laid on the West and South elevations, soon the building will be ready to welcome its future residents at our upcoming hard hat party.

It’s a Wrap!

Magnolia Villas I continues to progress as you can tell from its new Tyvek Wrap exterior. The wrapping will protect the building against damaging wind and rain that can penetrate the exterior.

The first and second floors of the first Magnolia Villas building is now framed in with work continuing on the third floor. Once the framing of the third floor is complete the roof trusses will be installed. It is exciting to see the building taking shape.

Since the official Magnolia Villas groundbreaking ceremony, things have been moving right along at the future site of the villas, which is a good thing since our future residents are looking forward to being here this time next year.

Omega Construction’s site superintendent, Dale “Tootie” Fearrington, indicates that everything has gone according to plan – everything, that is, except needing to wait until the protected red-tailed hawk family vacates its nest in the tall pine tree that still needs to come down. This, of course, might best be described as an act of nature for which NO ONE could have planned.

Fearrington doesn’t seem concerned; in fact, he laughs as he discusses the irony of the first Magnolia Villas “residents.” His team has been able to accomplish the vast majority of scheduled work yet avoid the hawks’ protected cluster of trees. His crews have cleared the Magnolia Villas site, put in most of the storm drainage system that extends under the parking lot and connects to our existing system, and started on the storm water detention system. Any work yet to be done will be finished once it is confirmed that the hawks have departed.

“I saw a hawk when I was here working on the dining room renovation a couple of years ago,” said Fearrington. “I didn’t know then that we’d be dealing with workarounds because that very hawk nested where we’d be working.”
